A useful listing helps you shortlist. A good decision needs evidence. Use these questions to prepare for a conversation, a site visit and independent professional checks.

Start with the life or work the property must support

For a home, consider family size, daily travel, water, access and recurring costs. For cultivation, consider soil, irrigation, access, crop plans and lease tenure. For a business, establish the operating requirements first. A cheap parcel that cannot support your intended use may be the wrong purchase.

Separate title, possession and permission

Ask who owns the property, whether all co-owners consent, who occupies it and whether loans, disputes or tenancy affect it. Review current records and the chain of documents with an independent professional. Layout approval, land-use permission and legal title are different questions.

Compare total cost in the same units

Confirm the measured area, local definition of bigha where used, price basis and what is included. Add registration expenses, taxes, professional fees, development or fit-out costs and any outstanding charges. For leases, include deposit, escalation, term, renewal and exit obligations.

Inspect access and utilities

Visit the site or appoint a trusted representative. Check legal access, road width, seasonal conditions, water availability and electricity. A photograph cannot establish boundary accuracy or rights over an approach road. For solar, data-centre, factory or food-processing land, commission the relevant feasibility and permission checks.

Buying from another city or country

Use private questions to request documents and a current walkthrough, then arrange independent verification. NRI and OCI eligibility depends on the property and transaction. Agricultural land, plantation property and farmhouses have restrictions under the ordinary purchase route; get case-specific professional advice before paying or signing.

For a colony or plotted project

Ask for the relevant planning permissions, sanctioned layout, project registration where applicable, infrastructure commitments and written payment terms. Check project information with UP RERA and the relevant authority. An advertisement, badge or verbal assurance is not the underlying approval.
